How It Works: Leasing to own allows a purchaser to buy a home with little risk. The Seller owns the
home until the purchase is completed and charges rent for the time the home is occupied
by the Buyer, which a renter would pay anyway. The Seller will charge a fee for the Option to Purchase that is extended
to the Buyer, and will apply it, along with a portion of the monthly rental payments,
to the purchase price at the time the purchase is completed.
This system allows time for the Buyer to do what ever is necessary to complete the purchase, which can include cleaning
up credit, saving a down payment, finalizing other affairs (divorce, legal problems, etc.), all while building equity.
The Seller is satisfied because there is a renter present who will take care of the home, and has an exit strategy in
place to sell the home to a Buyer.
